Zoning and codes are topics of discussion everywhere…Cookeville TN, Livingston TN, Sparta TN, Baxter TN, and probably everywhere else….at some time or another.  For this very reason, property buyers need to ask their REALTOR about them BEFORE they buy property.

During a recent lunch with a long-time Memphis TN friend, I learned that the building codes are much stricter on the western end of the state than they are here. As a former Nashville TN and Franklin TN resident, I know codes are stricter in those cities, too. All those cities strictly enforce zoning regulations, as well. Zoning is regulated within the city limits of Cookeville TN. But there are miles and miles of un-zoned Putnam County countryside outside our city limits. Depending on the adjoining county, property owners may or may not be subject to any zoning. Codes may or may not exist, depending on the structure, its location, the financing for the structure, and the structure’s use.

Zoning and codes regulations can be a help or a hindrance, depending on the property owner.  Some prospective buyers from highly regulated states assume that TN also has uniform zoning and codes regulations and are sometimes horrified to find neighbors making drastic changes. Other prospective buyers assume that, because this is a primarily rural area, we have NO zoning or codes. Those folks are often horrified to find out that they can’t make their own preferred drastic changes.

Zoning and codes will be hot topics as long as humans live together, which is why asking about them before signing a sales agreement is always a cool idea.
